Facade Cleaning Almaty: what's included, how we do it and the cost

What types of dirt appear on facades and how to remove them

The type and complexity of facade dirt directly determines the cleaning method — what washes off with water and what requires a chemical reaction demand fundamentally different approaches. On Almaty buildings, we encounter seven main types of deposits, and confusing “washing” with “cleaning” leads to cladding damage.

Dust, soot, and exhaust fumes

This is the most common type of dirt in Almaty — fine particulate matter settles on facades in a gray-black layer, especially on lower floors along Abay and Al-Farabi Avenues. The difference between facade washing and facade chemical cleaning: to remove such deposits, contactless washing with water at 80-120 bar pressure and a neutral surfactant is sufficient — this is washing. But if the deposit has set in over several seasons or there are oil stains from exhaust on the facade, chemical cleaning is needed: an alkaline compound is applied for 5-7 minutes, then rinsed off with a high-pressure washer. At profi-clean, for such cases, we use an alkaline concentrate based on potassium hydroxide — it breaks down bitumen and oil components of soot without damaging the paint. On brick or plaster buildings, white salt streaks are noticeable after drying — this means the deposit is removed, but salt efflorescence remains and requires separate treatment.

Limescale and cement splashes

After rain, white matte spots remain on glass and porcelain stoneware facades — this is calcium carbonate from tap water. In Almaty, the water is hard (7-8 mg-eq/L), so after every downpour, a dense calcium layer remains on the glazing of business centers on Dostyk Avenue. Regular washing won’t remove it — acid chemical cleaning with organic acids (oxalic or citric) is needed. We apply a 5-7% solution for 3-5 minutes on a wet surface, ensuring the compound doesn’t get on aluminum frames — acid corrodes the anodized coating. Fresh cement splashes after construction are removed the same way, but hardened ones from three weeks ago require mechanical chipping — risking scratches on the glass.

Biological contaminants — moss, mold, green deposits

On the shady sides of facades and in shaded courtyards of Almaty — especially in the Samal and Alatau microdistricts — by autumn, green algae deposits and black mold spots appear on plaster and brick. This isn’t just cosmetic: mold mycelium grows 2-3 mm into the plaster structure, and if not removed with a biocide, it will reappear in a year. We treat such areas with a chlorine-containing fungicide, leaving it for 15-20 minutes, then rinse with water. Washing without biocide only removes the green from the surface — it returns within a month. On natural stone facades (limestone, travertine), chlorine cannot be used — it discolors the stone; here we use hydrogen peroxide with an activator.

Graffiti and spray paint

Aerosol paint penetrates the pores of concrete and brick, and removing it with water or household solvent is impossible — professional remover is required. On brick walls and concrete fences in Almaty, we use a gel-based remover with dimethyl sulfoxide (DMSO) — it is applied for 20-30 minutes, softens the pigment, then is rinsed off with a high-pressure washer. Without the gel, the paint smears across the surface and penetrates even deeper. On smooth surfaces (metal, plastic), an organic solvent with low aromatic content is sufficient to avoid damaging the facade’s paint coating. The most common mistake is trying to scrub graffiti with acetone on a painted wall: acetone removes both the graffiti paint and the factory facade paint.

Oil and grease stains

Near the entrances to cafes and restaurants — along Zhibek Zholy Street and in the Arbat area — an oil aerosol from kitchen exhaust hoods settles on facades. Over time, it forms a sticky film that attracts dust — the facade looks dirty even after washing. An alkaline solution at pH 12-14 (with sodium hydroxide) breaks down grease into glycerin and soap, which are easily rinsed off with water. We apply foam for 10 minutes, then rinse — if the grease is old, the procedure is repeated twice. On polished granite facades, alkali leaves matte spots — for such stone, we use a neutral surfactant with a microfiber cloth.

Rust and metal stains

Rusty streaks on the facade — from metal brackets, drainpipes, or reinforcement protruding from concrete. In Almaty, this is a common problem on buildings from the 1970s-80s in the city center. Iron oxide does not dissolve in alkali — only in acid. We use 10-15% phosphoric acid, which converts rust into soluble iron phosphate. The acid is applied pointwise to the streak for 3-5 minutes, then rinsed off with water. If the rust comes from inside (from the reinforcement), facade cleaning is a temporary measure: the concrete needs to be waterproofed, otherwise the streak will return within a season.

Salt efflorescence on brick and concrete

White crystalline stains on new brick buildings and on old ones after rain are soluble salts that migrate from the masonry mortar to the surface. In Almaty, with sharp temperature fluctuations, efflorescence appears actively in spring. Water does not wash it away — the salt only goes into solution, and after drying, it crystallizes again. Neutralization is needed: a mild acidic compound (3-5% oxalic or acetic acid) is applied to a dry surface, and after 10-15 minutes, it is rinsed off with water. After drying, the facade is treated with a water repellent — without it, efflorescence will return within 2-3 months. On face brick, efflorescence must be removed: if left, the crystals destroy the top layer of brick when water freezes in winter.

How facade washing differs from chemical cleaning

In everyday life, these terms are often confused, but from a technological and result standpoint, these are two different processes — facade washing removes surface dust and deposits, while chemical cleaning removes deep, stubborn dirt that has penetrated the material’s structure.

Nature of contaminants: what lies on the surface and what has penetrated the pores

Two fundamentally different types of dirt settle on facades. The first is loosely bound particles: road dust, sand, pollen, soot, which adhere through static and adhesive forces. It is enough to wash them off with water under pressure and a neutral surfactant — and the facade is clean. The second type is biofilm (moss, lichen, fungus), oxide films from exhaust gases, and cement streaks after construction. These contaminants form a chemical bond with the surface, penetrating into microcracks in brick or pores in plaster. In our practice, there was a case in the Medeu district where even a 200-bar water jet couldn’t remove the deposit on a limestone plinth — we had to apply an alkaline compound with a 15-minute exposure and scrub it off with a nylon bristle brush. The difference between washing and chemical cleaning is precisely that the former works with adhesion, while the latter works with a chemical reaction: acid or alkali dissolves the bond between the contaminant and the substrate. The method should be chosen after a test area — if the stain is not removed with water and surfactant in one pass, chemical cleaning is needed.

Which facade materials dictate the cleaning method

The choice between washing and chemical cleaning in Almaty directly depends on the building’s cladding. Porcelain stoneware and clinker tiles are the most resistant: they can be washed with a high-pressure washer up to 150 bar with a rotary nozzle, and even aggressive alkali will not damage the glaze. On such surfaces, we use washing as the base method, and chemical cleaning only for biofilm in the joints. With natural stone (limestone, marble, granite), it is more complicated: marble is afraid of acids — they eat away the polish and leave matte spots. Here, washing is done with water up to 80 bar with a neutral pH, and for stubborn deposits, only specialized stone alkali is used, without abrasives. Plaster and facade paint are the most finicky: high-pressure water strips the top layer, so we only wash them using a contact method (sponge, roller, soft brush) with a biodegradable compound. Chemical cleaning on such facades is always a risk: if the paint is old, active chemicals can dissolve it. Owners of houses with painted facades should remember: contactless washing is impossible here, and we approve chemical cleaning through a test on an inconspicuous area.

Mistakes when choosing a method: what goes wrong

The most common mistake in Almaty is washing a facade with graffiti using a high-pressure washer, which simply smears the paint across the wall, increasing the stain’s area. Acrylic and alkyd aerosol paints do not dissolve in water — they polymerize on the surface, and the water jet only drives the pigment into the pores. Proper graffiti chemical cleaning involves applying a special gel remover based on glycol solvents, letting it sit for 5-10 minutes, and removing it with a spatula without pressure. The second mistake is using acid on brick facades after construction. Cement stains are indeed removed with hydrochloric acid, but unprofessional application leaves white efflorescence a month after washing because the acid is not neutralized. At profi-clean, we always check the pH of the surface after acid chemical cleaning and apply a neutralizer. The third systemic mistake is winter washing with hot water: a sharp temperature change on a frozen facade creates micro-cracks, into which water seeps in spring and, upon freezing, peels off the plaster. If the facade needs cleaning in cold weather, we use only the chemical method with low-temperature compounds and without thermal shock.

How Often Should You Wash a Facade in Almaty’s Climate

Almaty’s climate dictates its own frequency for facade washing — here, humidity, dust, and sharp temperature changes work together, accelerating soiling. At profi-clean, over 8 years, we have established a schedule: two washes per year are enough to maintain cleanliness, but the actual frequency depends on the building’s material, height, and surroundings. In this section, we will break down how to determine the optimal interval for your facade — from seasonal factors to the specifics of different districts.

Standard Schedule for Residential Buildings in Almaty

The optimal frequency for most residential facades in Almaty is two washes: spring and autumn. In spring, after the snow melts, the reagent and dust film accumulated over the winter is washed away — our practice shows that if you miss April-May, the dirt dries in the sun and becomes embedded in the plaster within 3-4 weeks. The autumn wash in September-October removes summer pollen, road soot, and poplar fluff, which sticks to the facade like glue in the heat. For houses in humid foothill areas — Medeu, Gorny Gigant — we recommend adding a third wash in mid-summer because fog and dew create a constantly moist environment where black deposits from microorganisms appear faster on the walls. For central areas with heavy traffic — Abay Avenue, Furmanov Street — two washes are sufficient, but with the mandatory use of hypoallergenic Kiehl chemicals to avoid damaging the paint on facades with decorative plaster. In our order statistics, houses washed twice a year maintain a neat appearance 2-3 years longer before major repairs than those washed once a year.

Specifics for Commercial and Office Buildings

For commercial facades in Almaty — office centers on Baitursynov Street, shops on Zharokov Street — the interval is reduced to 3-4 washes per year because the building’s marketing appeal directly affects customer traffic. Showcase groups and entrance areas get dirty the fastest: at heights up to 3 meters, road dust and the hands of passersby leave marks within 2-3 weeks after washing, so we recommend washing these zones monthly and the entire facade once a quarter. For buildings with panoramic glazing on Dostyk Avenue, glass cleanliness is especially critical — even micro-particles of soot from exhaust fumes are visible, creating a “hazy veil” effect in sunny weather. Our technology with HEPA filtration equipment allows us to wash the glass so it remains transparent until the next rain, but in the dry season — July-August — the film returns within 10-14 days. If your office is located in a construction zone — near a new residential complex on Satpayev Street or on Rozybakiev Street — we advise adding an unscheduled wash after neighboring construction work is completed, as cement dust leaves hard-to-remove streaks on the facade that require chemical cleaning once set.

Influence of Facade Material on Frequency

The facade material changes the cleaning frequency in Almaty by 30-50%: porous surfaces absorb dirt faster and require more frequent maintenance. Porcelain stoneware and clinker tiles are the most low-maintenance: washing them once a year is sufficient because their smooth structure repels water and dirt washes off with rain. Plaster facades — especially in the “Samal” and “Alatau” microdistricts — need washing twice a year, as microcracks in the plaster become clogged with dust, and without a spring wash, the wall darkens by 2-3 tones by autumn. Wooden facades — rare in Almaty but found in cottage communities — require the most frequent washing: 3-4 times a year, because the humid climate of the foothills promotes mold growth on untreated wood within a month after rain. In our practice, there was a case with a larch facade in the Alatau village — the owner washed it once a year, and by the third season, the wood had darkened so much that deep cleaning with an antiseptic impregnation was required. For ventilated facades made of porcelain stoneware or composite — a popular option for new buildings on Abay Avenue — a spring wash is enough, but we recommend doing a chemical cleaning of the joints every 2 years, where dirt accumulates that ordinary water cannot remove.

Seasonal Factors: When to Wash Your Facade in Almaty

Spring — April-May — is the most important season for washing facades in Almaty, and here’s why: after winter, walls retain not only dust but also salt stains from de-icing reagents used on roads — these eat into the plaster within 5-7 days of dry weather. Autumn — September-October — is the second mandatory season: summer dust and pollen settle on facades, and they need to be washed off before the rainy season to prevent moisture from trapping dirt all winter. Summer washing — June-August — is only relevant for the southern and western sides of buildings, where the sun heats the facade to 50-60°C: on such a surface, dust bakes into a crust, and if not washed off within 2 weeks, it will require chemical cleaning. In winter, we do not recommend washing facades in Almaty if the temperature drops below +5°C — water freezes in microcracks and destroys the plaster, leaving icy streaks on the glass. In our practice, there was a case in December — a client asked us to wash the facade before the New Year, and we refused because the risk of material damage outweighed the aesthetic effect.

How the Almaty District Affects Washing Frequency

The location of a building in a specific district of Almaty is one of the main factors determining the facade washing schedule. In the lower part of the city — the Zhetysu and Turksib districts — facades get dirty the fastest due to proximity to industrial zones and the railway: soot and coal dust settle on the walls within 3-4 weeks, and we recommend 3 washes per year. In the center — Abay Avenue, Dostyk Avenue, Furmanov Street — the main problem is road dust from heavy traffic, so 2 washes per year are sufficient, but with an emphasis on the lower floors up to the 5th level. In the foothill areas — Medeu, Kamenka, Gorny Gigant — facades get less dusty but suffer more from humidity and moss: here, the frequency is less important than the quality — each wash should include an antiseptic treatment to prevent the growth of microorganisms. For buildings at the intersection of Al-Farabi Avenue and Timiryazev Street — an area with constant traffic jams — we recommend washing the facade every 4 months, as exhaust gases create an oily film that does not wash off with rain and requires professional chemicals. Before ordering a facade wash, assess your district based on these criteria — this will save your budget and extend the service life of the finish.

Does Facade Washing Affect Thermal Insulation and Durability?

The connection between facade washing and a building’s heat retention is not obvious, but it is direct: a dirty facade loses its ability to reflect heat, and microcracks clogged with dust accelerate the deterioration of the finish. Let’s break down how regular cleaning extends the life of the facade and keeps the house warm.

How Facade Contamination Worsens Thermal Insulation

Each contamination on the facade acts as a thermal insulation barrier, but with the reverse effect — it retains moisture and disrupts the air exchange of the walls. On ventilated facades made of porcelain stoneware or composite panels, a layer of dust and exhaust gases reduces the reflective ability of the material, causing the facade to heat up more in summer and cool down faster in winter. On plaster facades (mineral, acrylic, silicone plaster), dirt clogs the pores — vapor permeability drops by 15-25%, and moisture begins to accumulate inside the wall instead of escaping outside. In Almaty, where temperature differences between day and night reach 15-20°C even in the off-season, wet insulation (mineral wool, expanded polystyrene) loses up to 40% of its heat-saving properties. In my opinion, the most critical scenario is facades with a ventilation gap: if contaminants block the vents, air circulation stops, and the wall stops “breathing” — in winter, the room becomes 2-3°C colder. Therefore, when washing facades in Almaty, we always check the condition of ventilation grilles and vents — their blockage negates the effect of insulating the entire building.

Impact of Dirt on the Durability of Facade Materials

Dirt on the facade is not just an aesthetic defect, but a chemically aggressive environment that destroys the protective layer of the finish. The air in Almaty contains smog particles with sulfur and nitrogen oxides — when mixed with morning dew or rain, they form a weak acid that corrodes cement plaster and limestone. On brick facades, acidic deposits leach calcium from the mortar of masonry joints — after 3-4 years without washing, the joints begin to crumble to a depth of up to 5-7 mm. On facades made of natural stone (granite, marble, travertine), dirt with bituminous inclusions from road dust penetrates the pores and causes so-called “efflorescence” — irreversible stains that can only be removed by deep chemical cleaning with acidic compounds. At profi-clean, we had a case: the owner of a house in the Gorny Gigant microdistrict did not wash the clinker brick facade for 6 years — as a result, efflorescence and surface peeling to a depth of up to 3 mm formed on the lower part of the walls, and the masonry was saved only by combined washing followed by hydrophobization. The conclusion: regular washing of facades in Almaty every 1-2 years is not a whim, but a way to avoid expensive wall repairs in 5-7 years.

Why Improper Facade Washing is More Dangerous Than No Cleaning

Mistakes when washing a facade can cause more harm than years of dirt accumulation — especially when inappropriate methods or chemicals are used. The most common problem is washing brick and plaster facades with a high-pressure washer without adjusting the pressure: a water jet at 150-200 bar washes out the mortar from the joints and damages the top layer of the material. On facades made of cellular concrete or aerated blocks, such pressure destroys the block structure to a depth of up to 10 mm — it can no longer be restored, only re-plastered. The second common mistake is using alkaline detergents on facades with limestone or marble: alkali reacts with calcium, leaving matte streaks and etching the surface. In Almaty services, cheap car shampoos with abrasive particles are often used — they scratch the glossy surfaces of porcelain stoneware and alucobond, after which micro-scratches are visible in the sun. At profi-clean, for each type of facade, we use our own chemicals and nozzles — for brick, we work with pressure no higher than 80 bar and disc brushes; for plaster, with foam application and gentle rinsing. Our recommendation: do not skimp on facade washing — unprofessional cleaning can reduce the service life of the finish 2-3 times faster than natural aging.

The Connection Between Facade Cleanliness and Insulation Service Life

The insulation beneath the facade cladding suffers from contamination indirectly, but it is what determines the heat-saving properties of the entire building. On wet facades (plaster over insulation), the dirt layer on the surface creates a greenhouse effect: moisture from the room does not escape through the pores, condenses inside the insulation, and reduces its thermal resistance. When polystyrene foam gets wet by 5% by volume, it loses 20% of its thermal protection, and mineral wool loses up to 50%, with mineral wool not fully restoring its original properties after drying. On ventilated facades with mineral wool, clogged ventilation gaps mean moisture from the insulation does not evaporate — after 2-3 seasons, cold bridges and mold appear. In Almaty, this problem is especially acute in areas with dense high-rise buildings (Samal, Dostyk) — due to poor ventilation, facades get dirty faster, and the insulation degrades in 5-6 years instead of 15-20. Ordering facade washing in this case is not cosmetic, but direct savings on heating: a cleaned facade restores vapor permeability, and heat loss is reduced by 10-15% without additional wall insulation.

Features of facade washing in winter and during the off-season

Winter and off-season conditions in Almaty create specific risks for facade washing — temperature changes, ice, and high humidity require special technology, materials, and height restrictions.

Why you cannot wash a facade with ordinary water in winter

At sub-zero temperatures, water on the facade turns into ice within 5-10 minutes, clogging panel joints and ventilation gaps. Expanding when freezing, it tears off paint and deforms the insulation — on brick and plaster facades, this creates microcracks that grow into chips by spring. On glass curtain walls, ice blocks drainage channels, and after thawing, water flows inside the structure. In winter, we only use warm water (40-50°C) with the addition of alcohol-based compounds that lower the freezing point to -15°C. In practice, this means that facade washing at profi-clean in winter is carried out exclusively from the ground or from a cherry picker — industrial climbers do not work in sub-zero temperatures because ropes become icy and lose strength.

How the off-season affects the washing result

In spring and autumn in Almaty, humidity reaches 70-80%, and drying of the facade after washing takes 6-8 hours instead of the usual 2-3. If dust settles on the walls with the wind during this period, it sticks to the wet surface and leaves streaks after drying, requiring repeated treatment. We adjust the technology: we use less water under pressure (reduce from 200 to 120 bar) and add polymer fixatives to the solution — they accelerate water runoff and prevent dirt from settling. We do not perform facade washing in rainy weather at all: the chemicals are washed off before the reaction, and the client gets only 30-40% of the effect. Therefore, in April and October, we have a queue for dry windows — order 5-7 days before the desired date.

Mistakes that ruin the facade in winter

The most common mistake is washing facades with salt reagents that janitors sprinkle on sidewalks. If you wash the facade at a height of 1-2 floors where snow melts with salt, chlorides penetrate the masonry and concrete joints, causing reinforcement corrosion within 1-2 seasons. On brick buildings, this produces white efflorescence that cannot be washed off — only acid washing with the risk of destroying the facing surface. Another mistake is using hot water above 60°C on glass facades: in winter, cold glass cracks from the temperature difference. In our practice, there was a case where the owner of a shopping center on Abay Avenue hired external cleaners with a steam generator at -10°C — three double-glazed windows cracked the next day. Before winter washing, request a certificate for the chemicals from the contractor indicating the minimum operating temperature — this will save you from major facade repairs in the spring.

Which facades we wash at sub-zero temperatures

Facade Type Can Be Washed in Winter Temperature Limit Special Feature
Porcelain stoneware and clinker tiles Yes down to –10°C Warm water + alcohol concentrate, no pressure
Plaster and ventilated facade with insulation Yes down to –5°C Only from a cherry picker, no climbers
Glass curtain walls and alucobond No below 0°C In sub-zero temps — only manual wiping from the ground
Natural brick Yes down to –10°C With preliminary desalination

How we prepare a building for winter washing

Before washing facades in winter, we conduct a thermal imaging inspection: we find areas with freezing and heat leaks — water stays longer on these spots and is guaranteed to form ice. If the freezing area exceeds 15% of the surface, we postpone washing until stable above-zero temperatures. On buildings with a low plinth, we additionally treat the blind area with a water repellent to prevent meltwater with reagents from getting onto the facade during thawing. We document the entire process with before and after photos — in poor lighting conditions, this is the only way to confirm quality. At profi-clean, we have a separate set of equipment for winter work with heated hoses and nozzles to prevent water from cooling along the way — otherwise, at a height of 10 meters, it would already be +20°C instead of the required +45°C.

Simply remove personal items from the surrounding area, close windows and doors. We'll do the rest: cordon off the area, protect plants and facade elements.

Climbers descend along the facade, sequentially cleaning sections. They use Kärcher high-pressure washers and biodegradable agents. The whole process takes from a few hours to a day.
